Tenant Buildout + Construction Management

Whether a small tenant buildout or a complete building rehabilitation, RN Realty is prepared to coordinate and administer all aspects of the construction process. In the pre-construction phase, we analyze the capital investment vis-á-vis lease rates, tenant credit-worthiness and projected residual value. Added into this formula are considerations for existing building systems, quality workmanship, project timing, and the effect on existing tenants. The result is a construction plan that fully integrates financial, design, and mechanical elements to maximize the investment return.

Once a construction plan is in place, we coordinate and administer the entire project. This process includes meeting with architects, engineers,



and contractors; contract negotiations; risk management (insurance, permits, lien waivers, etc.); preparation and submission of payments; regular site visits; follow through of "punch list" items; and attention to established time frames, design details and the needs of ownership.
